The Challenge & Vision
A heritage-listed homestead where the floor structure had failed but the surface could not simply be replaced. Consent required that original material be retained wherever it was sound, and that anything new be period-appropriate in species, width and finish. Every board had to be accounted for.
The Solution
We lifted and numbered the entire floor, repaired the joists beneath, then relaid every sound original board in its recorded position. Gaps were filled with reclaimed stock of the same period sourced from a demolition in the Midlands. The finish is a traditional hardwax oil — reversible, repairable, and acceptable to the heritage assessor in a way a modern polyurethane would not have been.
